Trump Lake is a 172 acre lake located north of Lakewood by Wabeno, WI. It is 20' deep and has good depth throughout most of the lake. It is full recreational and is reportedly good fishing. Trump Lake Bid Process Terms and Conditions
Properties: Lot 1 of CSM #195190 and Lots 3 – 6 of CSM #195191 All located in the Town of Wabeno, Forest County, WI and are owned in whole by Trump Lake LLC.
Procedure: The properties will be offered individually or as a whole, minimum bid on any individual lot will be $32,000.00. The minimum bid on all five lots will be $140,000.00. All bids are due no later than October 15, 2007 at 5:00 p.m. Bids can be mailed to Creel Land Company at 6163 W. Earnest Money \ Down Payment: A minimum earnest money deposit of $2,000 must accompany any individual lot bid. A minimum earnest money deposit of $5,000 must accompany any bid on all five lots. All earnest money is applicable to the purchase price and checks shall be made payable to Bay Title Trust Account. If your bid is rejected, or is not the high bid, all earnest money will be refunded within 5 business days.
Form of Offers: All offers shall be written on a standard Wisconsin Real Estate Vacant Land Offer to Purchase (WB-13) form. If the bidder needs assistance drafting an offer to purchase, Creel Land Company can assist the bidder in drafting said offer, at no charge to bidder. Broker Agency Discloser forms must be submitted with each bid.
Contingencies: Any contingencies with offers to purchase must be satisfied within 21 days of acceptance.
Closing: Shall be no later than 45 days after acceptance of bid and will either take place at the successful bidder’s bank, Bay Title or by mail. Seller will provide Title Insurance and a Warranty Deed for all properties. Title to the property is subject to easements, covenants and restrictions of record.
Acceptance of Bids: All bids are subject to Seller’s acceptance or rejection. Seller also reserves the right to counter offer any bids if the terms and/or conditions in the Offer to Purchase aren’t clear or need further clarification prior to acceptance.
